How much does a selling agent cost at Aland?

Every situation, address and home is different. Some homes have a higher price range and take more time to sell. This means more work is required and a higher rate is required. Other homes are sold within three days, making a lower rate possible. Although we attach great importance to transparency, it proves difficult to set a fixed price for so many different homes, price ranges and situations. We aim to provide three different competitive price options per home and situation. We would be happy to visit you without obligation for an introduction and to make a tailor-made proposal. This includes prices and expected returns in the current market. As an indication, the rates are between 0.5 and 0.9% excl. VAT.

What other costs can you expect?

Construction and/or technical inspection

It is always recommended to carry out a building inspection, also called a technical inspection, when purchasing a home. It is best to plan this as a caveat or before the expiry of the statutory cooling-off period. This way you prevent unexpected costs that may not have been reported or visible.

A building inspection usually costs between 350 and 450 euros, including VAT. Also note that there are differences in the quality of inspections. It is advisable to have this carried out by a reputable inspector.

Why is an appraisal needed and what does it cost?

A home appraisal is necessary to determine the current market value of a home. This may be necessary for various purposes, such as obtaining a mortgage, determining the sales or purchase price, inheritance tax, or for insurance purposes. An appraisal provides certainty about the value of the home and helps you make informed decisions regarding real estate transactions.

Valuation costs in Amsterdam and the surrounding area on location cost between 500-800 euros including VAT.

How much does a notary cost and when do you need one?

A purchase agreement can be drawn up by a notary or by the selling agent. After signing the purchase agreement, there is a period to finalize the finances. Once this has happened, both parties go to the notary to sign the deed of delivery. The legal ownership is transferred from the seller to the buyer. This is also the moment that the key transfer takes place.

Notary costs are usually between 2500 and 4000 euros including VAT.

How much does a renovation such as a new kitchen or extension cost?

Although we cannot provide rates for renovations, we have built up a large network of contractors and handymen with whom you can get in touch. Of course, we can always think about certain options and, where possible, provide examples from other homes.
